The Homestead of the Shining Mountains in Norwood IS the logical solution to the problem of affordable and attainable housing in our region.
BECAUSE:
A) 23 Single Family homes could be built today with land and infrastructure costs of only approximately $60k per unit. How many units would $1.4 million buy in Telluride or Mountain Village?
B) 23 three bedroom, 2 bath, 1350 sq ft houses could be constructed for $135K or less per unit versus the higher construction costs of Telluride and Mountain Village. Without high government subsidies, there exist few options for creating single family housing in the Region within the $200-$300K range--- which is attainable housing when compared with the basic costs of rental housing.
C) Over 200 more units could be constructed in a phased development within The Homestead East and The Homestead West development parcels which are adjacent to The Homestead.
D) The Homestead is within walking distance of schools and shops in the Town of Norwood. Shouldn’t affordable housing be located within a strong, friendly community, instead of being isolated in undesirable, remote areas without services, community facilities or cheap public transportation to the Telluride/Mountain Village Region?
There already exists a good, reasonable and long term solution to the housing Crisis in San Miguel County.
